Auburn’s older homes hold some of the best hardwood in Central New York — we bring it back, or install new floors that fit right in.
Auburn’s housing stock — Victorians, foursquares and post-war capes — was built when floors were made to last. Under the carpet there’s often original maple, oak or heart pine that refinishes into something no new floor can match. Where boards are too far gone, we do board-level repairs and custom matching so fixes disappear. And for kitchens and basements, modern waterproof LVP keeps the period look without the worry.
We treat Auburn’s old floors with the respect they’ve earned — careful sanding that preserves wood for future refinishes, stains that suit the home’s era, and honest advice when replacement truly is the better call.
Usually, yes. Squeaks get fastened, gaps are normal seasonal character in old floors (severe ones can be filled), and damaged boards get replaced with matched stock before refinishing.
That’s a specialty — species matching, custom stain blends and toned finishes get new work remarkably close to old. You approve a sample before we commit.
Modern equipment captures the vast majority of dust, and we mask and protect trim, built-ins and mantels before sanding starts.
Some are, especially floors that have been sanded many times. We check thickness at a floor vent or threshold before quoting; if a full sand isn’t safe, a screen-and-recoat or targeted repairs may be the better route.
Auburn has one of the richest stocks of 19th- and early-20th-century homes in Central New York — from the grand houses along South Street to worker cottages and Victorians throughout the city. Those homes were floored with oak, maple, heart pine and wide softwood planks, many fastened with cut nails and never meant to see a modern drum sander. They can be brought back beautifully, but only with patience: shallow passes, careful edging, and a willingness to repair boards rather than rip them out.

Old floors often reveal surprises once sanding starts: old patches, nail heads, pet stains, or boards worn thin at doorways. We’ll talk through each finding with you before deciding how to handle it. The goal is always to save as much original wood as we can while leaving you with a floor that’s sound and beautiful. Many older floors look best in their natural color with an oil-modified finish that gives the warm amber tone they originally had.
