We refinish those floors back to glory, and when a room calls for new, we install hardwood and waterproof LVP suited to city living — including rental-tough options for university-area properties.

Yes. Removal and disposal of carpet, pad, tack strip and most old flooring can be included in your estimate so you don’t have to deal with it.
Seasonal gaps that close up in summer are normal for solid hardwood in Syracuse’s climate. Running a humidifier to keep indoor humidity around 35–55% reduces them. Gaps that never close may need repair — we can take a look.
Much of Syracuse was built between 1890 and 1940, and those houses were floored with the same thing: tight-grain oak and maple, often 2¼” strip, sometimes with a decorative border in the front rooms. Decades later a lot of it is hiding under wall-to-wall carpet, linoleum or layers of old varnish. In most cases it’s still sound — and refinishing it costs far less than any new floor of comparable quality.
The city’s weather is the other half of the story. Syracuse regularly sees well over 100 inches of snow in a winter, which means road salt, grit and meltwater tracked across entryways from November through March. Then forced-air heat drives indoor humidity down, so hardwood shrinks and seasonal gaps open between boards. In July and August the opposite happens. Floors that are installed, acclimated and finished with that cycle in mind hold up; floors that aren’t tend to cup, gap or wear through at the door.
